Getting More Sales Through Classified Listings

Craigslist and other classified sites have been around for a while now and people still use it to find new homes.   Unfortunately, most real estate agents have no idea of how to us this resource to get new business.

If you do use classified sites, or are thinking about it, follow these three steps to get more leads.

1.  In any of your listings, use a headline that catches attention.  There is nothing more boring than reading “four bedroom rambler” in a classified listing.  Instead use an attention-grabbing headline.

2.  Include pictures and a call to action to drive the viewer to your website.  The classified ad should be a teaser to drive your prospect to where you can capture them as a lead.

3. Add a way to capture anybody that clicks through your listing as a lead.  This can be done as a popup box on your website, or just a registration page that they need to go through in order to view the listing.

Overall the goal of any classified listing should be to capture additional business while selling the home that you are promoting.  It is a simple strategy that will make a huge impact on your business.

A Great Way To Get Referrals

As we all know, referrals are one of the best sources of new business for your real estate brokerage, and we will cover a number of new ways to get them in our upcoming mastermind sessions:  http://www.mytopproducer.net  I did however want to share a great way to help encourage clients and acquaintances to give you referrals.

The approach is simply one of reciprocity and expectation.  Most clients are aware that you are open to referrals, but will only speak up and share your information with friends and colleagues if they are asked point blank the name of their REALTOR.

To change this, you may consider turning the act of referring friends into a competition or a game.  Consider holding a monthly or quarterly competition where you offer a substantial prize to the person that sends you the most new clients, as well as smaller prizes for anybody the winner referred.

Publicize the competition to your community as well as through social media and your web assets.  For clients that you have closed properties with, send them a personal note inviting them to participate.

The idea is simply to ensure that everyone you do business with as well as their friends and family are aware of the competition and incentivized to tell their friends.  Through this simple process of turning referrals into a game, you will amazed at the number of new referrals that start walking through your door.
